250 Fremont Avenue North
Harrison | 82K SF | 325 Units
250 Fremont is a 7-story building with 325 residential units. It's in an area primed for mixed-use, but it has 0 SF of commercial.
How'd they get away with that? It's not on a Goods and Service Corridor. Plus the first floor will need to be elevated above the flood plain.
It received a conditional use permit to double the height, from 35 to 89 ft. It'll also need a Travel Demand Management Plan (TDMP).

2542 Blaisdell Avenue
Whittier | 21K SF | 27 Units
This 3-story brick building came back from the dead. A lawsuit overturned its planning approvals from 2019. Now it's anticipated to be leased up in 2023.
15 parking spaces and 3 Units make up the first floor, with the remaining 24 over that. This got them a FAR increase (1.4>1.69).
110 W 26th Street
Whittier | 4.5K SF | 15 Units
3-story building on a corner lot. 9 parking stalls will complement 15 Units.
This is the same developer as above.


Cedar Duffy 2.0
North Loop | 156K SF | 358 Units
Three parcels will add 358 dwelling units to North Loop. Two of them will reuse beautiful historic buildings.
The third will be a new going up in a previous parking lot. It will have 30K SF of commercial and house most of the parking.
Northstar Center East
Downtown Minneapolis | 329K SF | 216 Units
13 Stories of office will become 216 apartments. But they won't be ditching the offices completely - 500K SF will remain office use.
Historic Tax Credits are being used on this one. It is anticipated for 2024.
