This project brought up a recurring conflict between the primary zoning district and the Built Form Overlay District declared by the 2040 Plan.

We are in an interim between the 2040 plan being laid out and the zoning code still needing to be updated. Staff said the zoning code updates will be coming Q1 of 2023.

Ultimately, the Commission went with the Built Form Overlay Plan and approved the project.

The team received the enclosed parking FAR premium 3→3.1. They also received a variance for a 15-foot setback.

Since the committee of the whole meeting on August 18th 2022, they moved the lobby to the south. They have a bike lounge where tenants can fix and store bicycles.
